We consider the types of Khrushchev layouts with their advantages and minuses.
If you turn to the story, then the standard apartments of the new type, the so-called Khrushchev officially, appeared after 1957. Houses were built in 5 floors. The most popular was the layout of 2-room Khrushchev with a passing lounge. Naturally, Ergonomics on modern standards left much to be desired: a small bathroom, a tiny kitchen and low ceilings. Noise insulation, new houses also could not boast. Especially it concerned block buildings. Nevertheless, today these small flows are still our reality, so we suggest considering their types more.

Planning Apartment-Khrushchev: Pros and Cons
Khrushchev, small flesengers can be found everywhere: from megalopolises to small district centers. These houses were erected for almost three decades and initially planned as temporary homes for Soviet citizens. But, as you know, there is nothing more constant than the temporary, and these homes exist in the real estate market and now. Despite all the disadvantages, this is a completely competitive type of housing. And all this thanks to the benefits that they also have.
pros
- Essential plus - developed infrastructure. Since these houses were erected more than half a century ago, they had already managed to get schools, gardens, clinics, parks and other socially useful objects.
- Transport accessibility. Yes, perhaps, new LCD is more comfortable and spacious, but Soviet small fleems are provided with all types of transport, it is not necessary to get to the subway with a transfer on a minibus and go a few kilometers on foot.
- Today, old houses are subject to demolition, first of all it concerns Moscow and other major cities, which means that, investing in the apartment of Khrushchev type, you will probably get updated accommodation in the future or, as an option, reconstruction of your old house.

Minuses
- Weak noise insulation - if you have fallen noisy neighbors, you risk becoming an involuntary witness to their conversations. A little better, the case was in brick houses.
- In addition, in winter, the house is almost always cool, and in the summer, on the contrary, it is hot - thermal insulation is also rather weak.
- If we consider the layout, then there are also a number of comments. First of all, it concerns the size and proportions. Roads of houses are quite close, often they do not have elevators and ramps.
- The main disadvantages of the housing itself are a small kitchen and a close bathroom. It is sometimes even a full-fledged bath there is not placed there.
Planning series of early construction houses
So, what kind of varieties of small fleets existed in the Soviet Union and exist to this day? The first, and the most popular series of housing was erected at number 1-464. All apartments of this series are equipped with balconies and small storerooms, but there is no elevator and wastewater in the entrances. In such houses there were two-room, three-room and one-bedroom apartments. Four doors on the site. Since 1963, for four years, small flows of the 1-335 series have been actively built. Here the height of the ceilings is already 4 cm for more, and the size of the dining area reaches 6.2 squares. Even the layout of 1-room Khrushchevka this series involves the presence of a balcony. Four doors come to the platform, the maximum size is treshki. Four-room apartments in typical houses were not.
The earliest group of panels - 1-434. In all apartments, even the layout of 3-room Khrushchev, the most spacious, was significantly changed in the direction of the decrease. But, fortunately, the dining room always remained unchanged - 5.8 squares. Houses were built of bricks, a classic additional set of amenities remained the same - balcony, storeroom and built-in wardrobes. The 1-467 series was built from concrete blocks, the kitchen area began more and could vary from 6.6 to 7.7 square meters. The bathrooms in the planning of Khrushchev first made separate, later moved to the combined version. The main lack of housing of the 1-467 series is that many rooms in the layout of 2-room Khrushchev and options with a larger area were passing. But there is a significant advantage - the possibility of redevelopment.
Planning late Khrushchevok
The times changed and with them changed and at home. There were experimental series and new architectural solutions.Odnushki
This is the most popular type of housing in the secondary real estate market. All thanks to its compactness and budget. Of course, you will be deprived of the possibilities of bold experiments with the design, but to have a little model in the Khrushchev house better than not to have anything, isn't it? A small hallway takes two or three square meters, depending on the type of building. It leads through a compact combined (sometimes separate) bathrooms in the living room. The layout of the residential area is slightly different, again, depending on the year of the building, the room is usually measured 16-19 squares. From here you can get into the dining area, the area of which is 5-7 meters. The ceilings with a height of 2.5-2.7 square meters, everywhere there is a balcony, upstairs in the corridor or room you can often see the built-in mezzanine.
Diva
In general, the location of residential areas is similar to odnushki, but the living room area is slightly reduced and another residential space appears. As a rule, in downtown residential space 15 and 10 square meters, there are more compact options - 12 and 9 and on the contrary, the spacious - 18 and 11 squares. The advantage is that some series of buildings allow you to make large-scale redevelopments, demolish the walls and combine zones as you like - no supporting structures.
Tryshi.
It would seem that the most spacious options, but they have a serious minus - one or even two rooms in Khrushchev Tryshki passing. This means that you will have to either make redevelopment, or make interior so that the contact with the neighboring room does not interfere with anyone. A three-bedroom apartment today has a total area of 50 square meters, depending on the year of construction. The kitchen is on average 6 meters, the bathroom is separate.
Redevelopment in Khrushchev: Main features
To at least expand the space and be able to somehow interesting accommodation, often combine several zones, arranging redevelopment. The main obstacle to the improved interior is the need to match the project in BTI. Collect the package of documents and coordinate the alteration rather troublesome and problematic. Again, BTI has the right to refuse you. That is why many identity owners demolish the walls without advertising it.

The most popular option for reconstruction is the remission of the kitchen and the corridor. As a rule, the hallway reduce, making the storage room there. The room and the kitchen are combined into one zone, removing the brick wall. Sometimes the owners go to a larger alteration and combine all the rooms in the apartment with a kitchen, separating the space only visually. The entrance to the bathroom is made from the hallway. This option is possible only in the absence of gas in the house. With its availability between the kitchen and the room there should be at least a sliding partition.
What is the advantage of such a reconstruction? First of all, it becomes possible to rationally distribute square meters between the kitchen and the living room. If necessary, the kitchen can occupy up to half the neighboring room, which makes this zone more comfortable without much damage to other premises. The union of the toilet and the bathroom also expands the space for creativity: the bath can be moved under the wall, leaving the toilet in place and thus achieve a more logical appearance of this zone.
